FENSA Indemnity Insurance

With a conveyancing transaction, ensuring a smooth process is generally crucial to a person's peace of mind. Consequently, FENSA indemnity insurance provides vital protection against potential issues that might arise from having poorly installed window and doors.

What is FENSA Indemnity Insurance?

From 2002 onwards replacement windows and doors required a FENSA certificate in order to comply with building regulations. Responsibility for compliance rests with the authorised installers who provided the FENSA certificate in the first place. This document is consequently required by purchasers at the point the property is sold.

If it's not available, as is commonplace, then FENSA insurance can be provided instead. Cover is generally provided on the same basis as any other lack of Building Regulations or Lack of Planning Permission policies. Our FENSA product covers loss of market value, damages, and expenses arising from enforcement notices or proceedings. The policy will not cover the cost of the replacement of defective doors or glazing.

Why is a FENSA certificate important?

It means you have used a competent installer who is registered to install double glazed windows and doors. Ultimately, FENSA certification assures a future buyer that the installation has been completed to a certain standard.

How can we help ?

It's very much a common matter that over time house sellers lose or misplace their FENSA Certificates. Hence, it's common for solicitors to request FENSA indemnity insurance on conveyancing transactions, and generally that cost is carried by the seller.

We are appointed representatives of Stewart Title and are able to provide approaching 100 standard indemnity insurance policies, including FENSA. Additionally we are able to provide bespoke quotes and policies for non-standard risks.

In the complex realm of property transactions, if you can not locate the certificate your solicitor will insist upon that FENSA insurance is put in place. Your solicitor may have their own indemnity provider or they may suggest you shop around to get the best quote. It is not a figure to be relied upon, but FENSA insurance is typically around the £20.00 mark.
