Property Searches Provider

We are a Property Searches provider and we act through out England & Wales on behalf of Conveyancing Solicitors and other Conveyancing Searches providers and firms.

To this point we've completed over 150,000 property searches bundles and it's a key part of our business. We have a bespoke software system that links in with the Land Registry, and a handful of key suppliers, in order to speed up the ordering process.

On the basis that each solicitors practice will have it's own needs we tend to create "bundles of property searches" that are specific to each law firm. Some firms want Chancel Searches and others are happy with insurances. Some law firms want Groundsure products whilst others request Landmark Environmental products. Other firms want Coal Searches and other firms don't.

We'll take your instructions and create the package your Fee Earners require. Separate to that we can supply a vast range of individual property searches, but we offer a better price point within the bundle. We typically tend to create bundles which include; 

• Property Searches (Personals and Officials)
• Environmental Searches
• Water and Drainage Searches (Officials or Personal Water Searches)
• Chancel Searches

Legal Brokers is registered with the Property Codes Compliance Board (PCCB) as a subscriber to the Search Code and carry £2million pound of indemnity insurance.

Additionally we're able to provide free Conveyancing Quotes software, courtesy of the SRA Transparency requirements, to those law firms we work with. The quotes mechanism can also be linked to your existing Introducers (mortgage brokers and agents). 

In addition to the searches product we are also Appointed Representatives of Stewart Title and can provide a range of Title Insurances via our automated link with themselves. Via your Searches login you'll be able to generate indemnity quotes, place orders, and for standard policies you'll receive the documentation within seconds. 

We are also testing our Case Management System at present with the aim of making it a freely available product to those law firms good enough to send us Property Searches. In the majority of cases we send Conveyancing Instructions to those property firms who send Searches to us.

Our sending conveyancing transactions helps build bridges and we will go out of our way to secure your property searches business.
